Two things. In London we are a main contractor and a construction consultancy: we build, and we run the commercial and technical side of building — project management, cost and commercial management, London planning, Building Control compliance, contract administration, and structural, mechanical and electrical engineering. On the Costa Blanca we are also the developer: we own the land, carry the design and the licence application, build, and sell. One group — Elite Contracting Group Ltd in London, with Elite Contracting Group Spain and Lux View Construction in Spain — and the same people run both.

Super-prime and high-end residential in London, mainly: full refurbishment, structural alteration, extension, fit-out and external restoration. Completed work includes Fitzroy Place, where an apartment was stripped back and rebuilt to the client's designer's specification, and Porchester Terrace, a premium residential renovation in central London. We work across London and the South East. Commercial buildings, NHS healthcare and external landscaping are within our scope and we are open to tendering them; the residential work above is what we can show you finished and photographed.

Either. We price and build from a designer's drawings and specification and coordinate every trade to it — that is how most of our residential work runs, and we are used to an architect and an interior designer already being appointed and staying in charge of the design. We can also take a project from the brief: architectural design, interior design, structural, mechanical and electrical engineering, London planning and Building Control compliance, under one contract. A part-designed scheme is normal too — we price what exists and complete the rest.

The work is measured, not estimated by eye. We take quantities off the drawings and specification, survey what is actually there, test the market on each subcontract package, and return a priced breakdown you can go through line by line. On site, cost and programme are tracked against that same breakdown and reported to you against it. Variations are measured, priced and agreed before they are instructed, not settled at the end. We work to the standard forms with a contract administrator or a client's QS: interim valuations, payment notices, and any extension-of-time notice served when the event happens rather than months later.

One contract manager owns the job from the first survey to the last snag, and that is the person you deal with throughout. We appoint and coordinate the subcontractors, so you hold one contract and we hold the rest. You get a programme at the start, then progress and cost reported against it with photographs, and a snagging list worked through before handover rather than chased afterwards. Defects that appear after handover come back to us under the contract.

That is the normal case for us, not the exception. We agree the method with the freeholder and the managing agent before anyone arrives: working hours, lift and loading bay bookings, waste routes, protection to common parts, dust and noise control, and how neighbours are told what is coming. We appoint and coordinate the consents that go with it — planning, Building Control, a licence to alter where the lease requires one, party wall awards, and listed building or conservation area consent where they apply.

Yes, and that is the point of it. Elite Contracting Group Ltd is an English company, registered in London, and it is the company behind the Spanish work; Elite Contracting Group Spain and Lux View Construction operate on the Costa Blanca. Approved Alicante contractors raise the structure — excavation, retaining walls, concrete frame, roofs and facades — certified stage by stage by the project's technical architect, and our London team does the fit-out: joinery, kitchens and bathrooms, lighting and AV, tiling and decoration, to the tolerances we work to here. The legal side — title check, NIE, notary, land registry — runs through a Spanish law firm we hold a joint venture with. We say that plainly because it matters: you can instruct your own lawyer instead, we will introduce firms, and we never appoint yours.

Send us what you have. Drawings and a specification if the design is settled; if not, a description of the property and what you want to do with it. We will come and look, ask about the things that are never on the drawings — access, the riser, the party wall, where the skips stand — and come back with a priced proposal and a programme. Our CHAS certificate, insurance certificates and health and safety documentation come with it, or earlier if your agent needs them to prequalify us.
