One contract for the design and the construction
Design and build means you hold one contract and one point of responsibility. We take the design on with the practice, develop it until it can be priced properly, and then build it. When a detail does not work, it is ours to resolve. You are not standing between an architect and a builder while they discuss whose drawing it was.
The work we take on
- Full refurbishment of houses and apartments, including buildings that stay occupied and have to be worked through in phases.
- Structural alteration: forming openings, removing walls, underpinning and basement works to the engineer’s design.
- Rear and side extensions, with the foundations, drainage and glazing that go with them.
- Fit-out: joinery, stone, tiling, decoration, and the mechanical and electrical installation behind it.
- External restoration: stucco, cornice and balustrade repair, masonry and redecoration, as at 57 Cromwell Road.
How it runs on site
Before anything starts we agree the working hours, the dust and floor protection, where deliveries go and how the neighbours are told. On a London street the constraints decide the programme as much as the drawings do — the party wall, the licence for the hoarding, the hours the road can be occupied — so they are priced and planned rather than discovered. Elite holds CHAS accreditation.
What you get
A priced proposal and a programme before you commit. One contract manager throughout. A snagging list worked through to the end rather than abandoned at practical completion. At handover, the test certificates, the warranties and the operating and maintenance file for everything that has been installed, so the next person who works on the building knows what is behind the wall.
