Delivering Projects That Create Long-Term Value

Monks Eleigh, Suffolk

A modular housing scheme in Suffolk that was taking water in under the units. We were appointed under a JCT Minor Works contract to find the cause and put it right. The inspection ran plot by plot — the damp-proof course and the gravel strip to each unit, the falls on the external paving, the ground levels against the plinth, and the local dips at the air vents and the planting beds where water was standing. We stripped out floors to trace the ingress, took the damp-proof course down to the strip foundation and rebuilt it in a half-brick stretcher-bond course, infilled the pad foundations in dense blockwork, ran a self-adhesive bitumen membrane behind the render to seal the interface, and formed a grout fillet to the top of the course so water is thrown off the wall. Outside, we cut the ground levels back so the air vents sit clear and the ground falls away from the damp-proof course, excavated and installed channel drainage connected into the existing surface water system, put a French drain across the rear elevation, then relaid the floors and laid new paving to the entrances.

Moka Coffee Shop, Chigwell

The ground-floor commercial unit at Impact House, the new-build development in Chigwell where we held the main contract. We built the shell and then carried out the coffee shop fit-out, so the same team took it from structure to trading. The work included a poured resin floor through the trading area, a servery counter with a copper top, slatted timber front and integrated glazed display cabinets, an illustrated feature wall, track lighting on exposed runs, and the back of house — preparation area, store, WC and the mechanical and electrical installation including the distribution board and data cabinet. Outside we formed the terrace: stone-clad planters with planting, paving, and the shopfront glazing and signage surround.

18 Hans Crescent

A duplex over the third and fourth floors of a Knightsbridge mansion block, stripped back and rebuilt. New layout and services throughout, new windows to the elevation, a smart home installation, and bespoke floating stairs joining the two floors. Book-matched stone to the bathrooms, fitted joinery and wall panelling, a stone kitchen with island and integrated appliances, and concealed and cove lighting. This is mansion-block work, so the method mattered as much as the finish. The windows were replaced at height under the landlord’s licence to alter. Access, protection to the common parts, lift and delivery bookings and working hours were agreed with the freeholder and the managing agent, and the other residents kept their entrance throughout.

28 Toulmin Drive

A residential refurbishment and rear extension. The ground floor was opened up and reconfigured: a new kitchen with an island and integrated appliances, opening to the garden through full-height glazing, and a reconfigured living and dining area running the width of the house. The rear elevation was extended and finished to match the existing brickwork, and the house was replastered, rewired where needed, refloored and redecorated throughout.

Porchester Terrace

A premium residential renovation in central London. The house was refurbished throughout and finished to the designer’s specification: bespoke joinery and fitted wardrobes, stone bathrooms with twin basins and a freestanding bath, a media wall and fireplace in the reception room, cove and recessed lighting, and hardwood floors laid through the principal rooms. The rooflit dining room and the reception rooms were reconfigured to open into one another, so the ground floor reads as a single space while keeping the proportions of the original rooms.

Benidorm Private Villa

A private villa in Benidorm, developed by a London client. Elite was appointed for the fit-out: the shell and structure were built locally, and our team completed the interior to the specification agreed in London. The work covered the bathrooms in large-format stone, with fluted stone detailing to the shower walls, concealed cisterns and linear drainage; walnut joinery and fitted wardrobes; recessed and cove lighting; the glass balustrade to the stair; and internal doors, ironmongery and decoration throughout. It is the clearest example of how we work across both markets — a British client, a Spanish build, and one team accountable for the finish.

Altea Hills JV

Villa Noruega is Elite’s own development, and the only project on this site still under way. It is a new four-bedroom villa on a hillside plot at Calle Noruega, in the Altea Hills estate above the bay of Altea on the Costa Blanca. Elite bought the plot in January 2025 and is taking it forward in a joint venture with the architecture practice Arqoncept. The house is 547 m² over three levels on a 908 m² plot: four bedrooms, four bathrooms, a lift serving all three floors, an infinity pool, and a 280 m² lower level cut into the slope holding the garage, a gym, a spa and a cinema. The building licence application was lodged with Altea council in July 2026, and handover is targeted for the third quarter of 2028. The villa is not yet built. Every image on this page is a computer-generated impression prepared from the architect’s drawings. The full specification and the floor plans are on our Villa Noruega page, and the investment opportunity is set out on our Spain page.

Kalizma

Elite ran a refurbishment programme on board the motor yacht Kalizma across the 2024 and 2025 seasons, working out of Malta. Kalizma was built in 1906 and is among the best known classic motor yachts afloat. She was extensively restored in 2020, before our involvement; our work came after that, on the interior rather than the hull. We supplied and installed bespoke wood flooring and fitted joinery, carried out the internal decoration and refurbishment, hung the wallpaper, supplied the bespoke dining table and chairs, and closed out the snagging. A vessel of that age has little in common with a building site. Access is tight, much of the fabric is original and effectively irreplaceable, and every trade has to work around what is already there rather than strip it out. It is the kind of job that rewards a careful finishing team working to fixed, agreed tolerances — which is the same standard we hold on a prime London interior.

Impact House

Impact House, Chigwell — fourteen flats over a ground-floor commercial unit, built from the frame up under a JCT Design and Build contract. Elite held the main contract and the Principal Designer and Principal Contractor duties. The frame is steel and reinforced concrete with concrete slabs. We built the shell, then fitted out the flats — kitchens, bathrooms and shower rooms, flooring, joinery, lighting and decoration — along with the balconies, the planted walkways and the roof terrace. The envelope was rainscreen cladding on Metsec framing, metal composite aluminium panel, aluminium windows and flashings, and render over insulation. The unit at the bottom of the building we fitted out as the Moka coffee shop, which has its own page on this site.

57 Cromwell Road

External maintenance and facade restoration to a stucco-fronted building on Cromwell Road. Elite repaired and re-rendered the stucco, restored the portico, columns and balustrades, cut out and replaced decayed timber and defective cornice sections, and redecorated the elevations throughout. The elevations were surveyed in detail before the work began. Spalled render, cracked balustrading, open joints and water damage were recorded and priced individually, so the scope was known before the scaffold went up rather than discovered from it. The building was scaffolded to full height with the entrance kept clear.

Fitzroy Place

A high-end residential renovation at Fitzroy Place. The apartment was stripped back and rebuilt: new layout, new services throughout, and joinery, stone, mechanical and electrical works and finishes coordinated to the specification set by the client’s designer. Work was carried out inside a managed building, with deliveries, protection to common parts, lift bookings and working hours arranged around the building’s rules and its residents. Benchmark areas were agreed before materials were ordered, and the apartment was snagged and handed over finished.

27 Toulmin Drive

A rear extension and internal reconfiguration to a family house. Elite took the house from survey through to completion: the rear wall was opened up and a new single-storey extension built in matching brickwork, with a pitched roof, recessed soffit lighting and full-width sliding glazing onto the garden. Inside, the ground floor was reconfigured and replastered, with a new kitchen, a fitted utility room, new flooring, rewiring and redecoration throughout. The house stayed in the family’s hands during the works, so the programme was set around the parts of the house they needed to keep using.

Two things. In London we are a main contractor and a construction consultancy: we build, and we run the commercial and technical side of building — project management, cost and commercial management, London planning, Building Control compliance, contract administration, and structural, mechanical and electrical engineering. On the Costa Blanca we are also the developer: we own the land, carry the design and the licence application, build, and sell. One group — Elite Contracting Group Ltd in London, with Elite Contracting Group Spain and Lux View Construction in Spain — and the same people run both.

Super-prime and high-end residential in London, mainly: full refurbishment, structural alteration, extension, fit-out and external restoration. Completed work includes Fitzroy Place, where an apartment was stripped back and rebuilt to the client's designer's specification, and Porchester Terrace, a premium residential renovation in central London. We work across London and the South East. Commercial buildings, NHS healthcare and external landscaping are within our scope and we are open to tendering them; the residential work above is what we can show you finished and photographed.

Either. We price and build from a designer's drawings and specification and coordinate every trade to it — that is how most of our residential work runs, and we are used to an architect and an interior designer already being appointed and staying in charge of the design. We can also take a project from the brief: architectural design, interior design, structural, mechanical and electrical engineering, London planning and Building Control compliance, under one contract. A part-designed scheme is normal too — we price what exists and complete the rest.

The work is measured, not estimated by eye. We take quantities off the drawings and specification, survey what is actually there, test the market on each subcontract package, and return a priced breakdown you can go through line by line. On site, cost and programme are tracked against that same breakdown and reported to you against it. Variations are measured, priced and agreed before they are instructed, not settled at the end. We work to the standard forms with a contract administrator or a client's QS: interim valuations, payment notices, and any extension-of-time notice served when the event happens rather than months later.

One contract manager owns the job from the first survey to the last snag, and that is the person you deal with throughout. We appoint and coordinate the subcontractors, so you hold one contract and we hold the rest. You get a programme at the start, then progress and cost reported against it with photographs, and a snagging list worked through before handover rather than chased afterwards. Defects that appear after handover come back to us under the contract.

That is the normal case for us, not the exception. We agree the method with the freeholder and the managing agent before anyone arrives: working hours, lift and loading bay bookings, waste routes, protection to common parts, dust and noise control, and how neighbours are told what is coming. We appoint and coordinate the consents that go with it — planning, Building Control, a licence to alter where the lease requires one, party wall awards, and listed building or conservation area consent where they apply.

Yes, and that is the point of it. Elite Contracting Group Ltd is an English company, registered in London, and it is the company behind the Spanish work; Elite Contracting Group Spain and Lux View Construction operate on the Costa Blanca. Approved Alicante contractors raise the structure — excavation, retaining walls, concrete frame, roofs and facades — certified stage by stage by the project's technical architect, and our London team does the fit-out: joinery, kitchens and bathrooms, lighting and AV, tiling and decoration, to the tolerances we work to here. The legal side — title check, NIE, notary, land registry — runs through a Spanish law firm we hold a joint venture with. We say that plainly because it matters: you can instruct your own lawyer instead, we will introduce firms, and we never appoint yours.

Send us what you have. Drawings and a specification if the design is settled; if not, a description of the property and what you want to do with it. We will come and look, ask about the things that are never on the drawings — access, the riser, the party wall, where the skips stand — and come back with a priced proposal and a programme. Our CHAS certificate, insurance certificates and health and safety documentation come with it, or earlier if your agent needs them to prequalify us.
