The site is operated by Elite Contracting Group Ltd, registered in England and Wales, Company No. 14046093, registered office Saunders House, 52–53 The Mall, London W5 3TA. “We”, “us” and “our” mean that company.
The name Elite Contracting Group is also used on this site for our group as a whole, which includes Elite Contracting Group Spain and Lux View Construction. Each is a separate company. Only the company named in a contract is a party to it.
What this site is, and what it is not
This site introduces what we do and shows work we have delivered. It is information.
It is not an offer. Nothing on it is a quotation, a tender, a contract, a reservation, or a commitment to carry out work or to sell property. We take on work only under a written contract signed by both sides, and that contract — not this site — sets out what is agreed, at what price and to what specification.
Accuracy of the information
We take care over what we publish and we correct mistakes as soon as we find them.
Descriptions of services, sectors, projects and specifications are a general indication of what we do. They can change. We give no warranty that everything on the site is complete, current or free of error. If you intend to rely on something you have read here, ask us to confirm it in writing first.
Photographs, drawings and renders
Photographs of our UK projects show work we carried out. Each shows one particular job, at one specification, for one client. They are not a standard specification and they are not a promise of what your project will look like. If you own a building shown here and want an image taken down, write to us and we will take it down.
Images of Villa Noruega at Altea Hills are computer-generated impressions. The villa has not been built. The renders, floor areas and layouts follow the architect’s drawings as they stood when the image was made, and are subject to the final construction drawings, the building licence and the as-built survey. Furniture, landscaping, planting, finishes, lighting and views shown in a render are illustrative and are not included unless the written specification issued with the purchase contract says they are.
Drawings, plans and renders remain the property of the architect and are published under licence.
Property in Spain
Information on this site about Villa Noruega, and about property on the Costa Blanca generally, is published for general information and as an invitation to enquire. It is not an offer capable of acceptance and it is not a prospectus.
Nothing on this site is investment advice, tax advice or legal advice, and nothing on it is a financial promotion. We do not offer a return, a yield, a rental income or any other financial benefit, and nothing here should be read as doing so. If you want advice on whether buying a property abroad is right for you, take it from someone qualified and independent of us.
A price shown for property in Spain is the price at the date it was published and can change. It excludes Spanish value added tax, stamp duty, and notary, land registry and legal fees. Those are payable by the buyer in addition to the price. Payment stages, the specification, the warranties and the handover date are fixed by the private purchase contract and by Spanish law, not by this site.
We have a joint venture with a Spanish law firm and we will introduce you to it for title checks, NIE, the notary and the land registry. That firm is connected to us and is not independent of us. You are entitled to instruct your own lawyer instead, and we recommend that you do.
A purchase in Spain is governed by Spanish law and completed before a Spanish notary. Nothing on this page changes that.
Intellectual property
Everything on this site — text, photographs, renders, drawings, plans, logos and the Elite Contracting Group name and monogram — belongs to us or to our licensors and is protected by copyright and trade mark law.
You may read it, print a page for your own reference, and share a link to it. You may not copy, republish, redistribute, sell or commercially exploit any part of it, and you may not use our name, logo or photographs, without our written permission.
Using the site
You may not misuse this site. In particular, do not introduce a virus, trojan, worm or any other malicious or technologically harmful material; attempt to gain unauthorised access to the site, the server it sits on, or any system connected to it; scrape, harvest or bulk-collect content, images or contact details from it; use the contact form to send spam, advertising, or unlawful, offensive, defamatory or misleading material; or do anything that damages the site or interferes with anyone else’s use of it.
Misuse of this kind may be a criminal offence. We report it to the authorities and cooperate with them, including by disclosing your identity where we are entitled or required to.
Enquiries you send us
We use what you send through a contact form or by email in order to answer you. Personal information is handled as set out in our Privacy Notice.
Please do not send confidential information, drawings you are not entitled to share, identity documents or payment details through the form.
Sending an enquiry does not create a contract between us, and we are not obliged to respond to it or to act on it. Anything we say in reply is general comment on what you have told us, not professional advice you can rely on. Advice we give under a signed contract is a different thing, and that contract governs it.
Availability of the site
We do not guarantee that this site will always be available or free of faults. We may change it, suspend it or withdraw any part of it at any time and without notice.
Links to other sites
Where we link to another website we do so for information only. We do not control those sites, we do not endorse them, and we are not responsible for their content, their products or how they handle your data. Read their own terms and privacy notices.
Our liability
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited or excluded.
Subject to that, and to the extent the law allows: we exclude all conditions, warranties and other terms that might otherwise be implied into these terms; and we are not liable for any loss or damage arising out of your use of this site, your inability to use it, or your reliance on anything published on it — including loss of profit, loss of business, loss of contracts or opportunity, loss of anticipated savings, loss or corruption of data, or any indirect or consequential loss.
Our liability for work we actually carry out is governed by the contract for that work, not by this page.
If you are a consumer, you have legal rights that these terms do not affect.
Changes to these terms
We may revise these terms. The version that applies is the one published here at the time you use the site. The version date is at the foot of the page. Please check it from time to time.
Governing law
These terms, and any dispute or claim arising out of them or out of your use of this site, are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction.
If you are a consumer, you may also bring proceedings in the courts of the part of the United Kingdom in which you live.
A contract for the purchase of property in Spain is governed by Spanish law. This clause does not change that.
